Program Overview
What is the My Safe Florida Home Program?
The My Safe Florida Home Program (MSFH), re-established during the 2022 Special Session of the Florida Legislature, offers financial assistance to eligible Florida homeowners to help retrofit and strengthen homes against storm damage. The program is administered by the Florida Department of Financial Services (DFS) and is subject to annual legislative appropriations.
The program has two (2) main components:
- Free Wind mitigation Inspection — A no-obligation assessment of your home’s hurricane-resistant features with recommendations to further strengthen it.
- Wind mitigation Grant — Financial assistance to help cover the cost of recommended home improvements, which can also qualify homeowners for discounts on home insurance premiums.
Eligibility
Who is eligible to participate in the My Safe Florida Home Program?
Florida homeowners who meet ALL of the following requirements may qualify for a free Inspection:
- The home must a single-family unit on an individual parcel of land;
- The home must be site-built and owner-occupied; and
- The homeowner must have been granted a homestead exemption on the home under chapter 196, F.S.
2026 PROGRAM UPDATE — TOWNHOMES: Senate Bill 1452, once signed, will allow townhomes to receive roof improvement grants just like single-family homes. Once enacted, the program will no longer distinguish between single-family homes and townhomes for grant purposes. Single-family homes that are attached to other units will continue to be treated as townhouses under the MSFH Program.
Properties that are NOT eligible for a free Inspection include:
- Multi-Family Homes (apartments, duplexes, triplexes)
- Condominiums
- Cooperatives
- Retirement Homes
- Mobile Homes & Manufactured Homes
- Second Homes, Vacation Homes, & Rental Properties
What additional criteria must be met to qualify for a Wind mitigation Grant?
Not all applicants who received an Inspection will be eligible for a Wind mitigation Grant. A homeowner is eligible for a Grant if ALL of the following criteria are met:
- The home must be eligible for a Wind mitigation Inspection and must have received an Initial Inspection through the Program.
- The home must have an insured value of $700,000 or less.
- The home must have been built before January 1, 2008, as reflected on the county property appraiser’s website.
- The homeowner must provide the name and state license number of the contractor selected to perform the Mitigation Project.
- The homeowner must agree to make the home available for a Final Inspection once the project is complete.
- The homeowner must agree to provide the Program with any and all information received from their insurer identifying discounts realized because of improvements funded through the Program.

Inspections
What happens during the free Wind mitigation Inspection?
Licensed inspectors contracted by the program will conduct an Initial Inspection to determine:
- What mitigation measures are needed
- The potential insurance premium discounts available to you
- Recommended improvements to reduce hurricane damage
The inspection is free and carries no obligation to proceed with a grant application.
Can I use my own inspector to participate in the MSFH Program?
No. Once you have applied and been approved for your free wind-mitigation inspection, a licensed inspector contracted by the program will be assigned to complete all inspections of your home.
What happens after my initial inspection is completed?
The initial inspection results are uploaded into the Applicant Portal by the inspection company. You will then receive an email instructing you to review the Initial Inspection Report in the Applicant Portal.
Can I submit a second application for an inspection?
A subsequent application for inspection can be submitted under specific conditions, such as:
- Errors in the original application
- Changes in eligibility criteria
- More than 24 months have passed since the last inspection without receiving a grant payment
Grant Types & Amounts
What types of Wind mitigation Grants are available?
There are two (2) types of Wind mitigation Grants:
Matching Grants — For eligible homeowners who can contribute toward the cost of improvements. The program provides $2 for every $1 contributed by the homeowner (reimbursement basis), up to a maximum state contribution of $10,000, subject to legislative appropriation. You must receive grant approval BEFORE beginning construction. Payment is made via Draw Request after work is complete, with a paid-in-full invoice required.
Low-Income Grants — For eligible low-income homeowners. Grants of up to $10,000 are available with NO matching contribution required and NO paid-in-full invoice required, subject to legislative appropriation.

What is the maximum grant amount and how is it calculated?
Matching Grant examples:
- Homeowner paid $15,000 for impact-rated windows → Reimbursed $10,000 (max); homeowner’s match: $5,000
- Homeowner paid $9,000 for impact-rated windows → Reimbursed $6,000; homeowner’s match: $3,000
- Homeowner paid $20,000 for impact-rated windows → Reimbursed $10,000 (max); homeowner’s responsibility: $10,000
Low-Income Grant: Up to $10,000 with no match required.
What wind-mitigation improvements are covered by the MSFH Program?
Four (4) improvements are eligible for grant funding when recommended in an Initial Inspection Report:
Improvement 1.0 – Opening Protection: Impact-resistant windows, doors, garage doors, and skylights to protect against flying debris.
Improvement 2.0 – Roof-to-Wall Attachment: Strengthens the connection between your roof and walls by adding clips or wraps.
Improvement 3.0 – Roof Deck Attachment: Secures your roof deck through nailing to reinforce resistance to strong winds.
Improvement 4.0 – Secondary Water Resistance (SWR): Applies a self-adhering underlayment to protect against water intrusion if roof covering is lost.
PLEASE NOTE: Only improvements recommended in the Initial Inspection Report and observed in the Final Inspection Report are eligible for funding. No other construction work will be considered.
Applications & Prioritization
How are grant applications prioritized?
Applications are prioritized based on income and age:
- Highest priority: Low-income persons aged 60 or older
- Applications open in phases — the program begins with the highest-priority group and expands to other applicants based on a phased schedule (TBD).

What are the application deadlines?
The program accepts applications on a phased schedule beginning with low-income applicants aged 60 or older. Specific dates are TBD. Monitor MySafeFLHome.com for the most current schedule.
What must be included in a grant application?
Grant applications must include:
- A signed or electronically verified statement under penalty of perjury confirming eligibility.
- The name and state license number of the contractor intended to perform the mitigation work (the program will verify before approving the grant).
- Proof of insurance by submitting a declarations page for currently effective homeowners insurance policy.
Can I begin construction while awaiting grant approval?
NO. Do not begin any mitigation construction PRIOR to receiving your official grant approval notice. Beginning work before approval will disqualify you from reimbursement.
Contractors
Can I choose my own contractor to complete the work?
Yes. Homeowners may choose any licensed Florida contractor to make eligible upgrades. The contractor’s license MUST be certified or registered with the Florida Department of Business & Professional Regulation (DBPR) as one of the following:
- General Contractor
- Building Contractor
- Residential Contractor
- Specialty Contractor
- Roofing Contractor

PLEASE NOTE: The MSFH Program no longer maintains a list of authorized contractors. The program is not involved in or responsible for the contractor selection process, construction, or payment. The homeowner is solely responsible for selecting and managing their contractor.
What should I do if I have a dispute with my contractor?
Any disputes must be resolved directly between you and your contractor. The MSFH Program and DFS are not involved in or responsible for any aspects of the construction and payment process and provide no warranties or guarantees regarding work performed by homeowner-selected contractors.
By participating in the program, you agree to hold the MSFH Program (DFS) harmless from any liability related to your selected contractor’s work.
Draw Request Process
What steps do I take to receive my grant reimbursement?
- Talk to your contractor. Confirm the mitigation project is complete and that all contractor permits have been approved and closed.
- Request a Final Inspection through your portal account in the “Draw Request — Final Inspection Request” step. You will only have ONE opportunity to request a Final Inspection.
- Submit your Final Inspection Report to your insurance provider to request discounts. Then complete the Draw Request in your Applicant Portal, including:

- Proof of Payment in Full (NOT required for Low-Income participants)
- Proof of Insurance Premium Discounts
- Payment Verification (disbursement information)

What is the timeline to complete construction and request a final inspection?
Applicants who receive grants must:
- Complete construction and request a Final Inspection within 18 months of grant approval.
- Failure to comply will result in the application being deemed abandoned and grant funds reverting to the Department.
Program Tips
Any tips for navigating the program portal?
- Use a computer (not a phone) and Google Chrome for the best experience.
- Verify that all information entered is accurate before submitting any application step, as changes cannot be made once it is submitted.
- Your initial wind mitigation report identifies eligible upgrades —share it with your contractor and your insurance provider before work begins to determine the which upgrades best suit your needs.
- Verify your contractor’s state license at MyFloridaLicense.com before entering their information in your portal.
- Only the homeowner can request the final inspection through the portal — do not skip this step.
